Homes in Mind has developed preliminary designs for 10 homes on two sites in Harrow, and has recently secured funding from GLA to further develop these designs and submit full applications for planning permission. We anticipate that planning permission should be granted around August 2022, and that work on-site should commence in March 2023.
Homes in Mind has indicative approval to develop a further 20 homes on other sites around Harrow, and we anticipate seeking funding to develop these in due course.
In 2019 Mind in Harrow sought participants to join its newly-formed housing project. Mind in Harrow had seen locally the increasing number of people with mental health support needs living on their own in private rental accommodation paid for by housing benefit who were struggling to cope both financially and emotionally.
Mind in Harrow had partnered with Harrow Council and other VCS organisations and a talented team of designers to develop a model to support the building of new affordable homes for this group of local residents. The Council gave indicative approval for the building of a total of 20-30 flats and the use of the land.
The housing project participants’ group oversaw the formation of a new company, Homes in Mind. Participants in the housing project became members of the new company and elected two of its members to be Directors. The role of Homes in Mind is to oversee the formal planning application to Harrow Council and the building of the homes.
The one-bedroom homes will be for rental and available to people who:
- have mental health problems and need support from services
- are on low income
- are renting from a private landlord
- are seeking affordable one-bed accommodation in Harrow
- are at the stage in their mental health recovery that they may not need to claim housing benefit in a few years.
If these eligibility criteria match your circumstances, you may want to consider joining the project. We are now seeking more potential residents who would like to be involved in the project and become Members of Homes in Mind.
More about the Housing Project
Once the planning application is approved, Homes in Mind will receive ownership of the land from the Council and will transfer this to a registered housing association (Registered Provider (RP)). The RP will apply for capital grants and loans finance to build the flats and will manage & maintain the properties.
The Council is in support of our proposal based our business case about the benefits of our project to Harrow and local residents with mental health needs.
The flats will be of a good quality design with the aim if promoting positive mental health and wellbeing, e.g. size, windows on both sides for maximum light, layout and security.
